We’re not afraid to experiment; we love a challenge and feel like every house we build is a lesson on how we can do better next time. We work strongly together, so information isn’t siloed—we learn and grow as a team.

Effect started as a one-man show with Dale in rural Alberta. His work included renovating and building homes, agricultural buildings, and community halls. Dale became known for his high-quality workmanship, fairness and attention to detail.
When Dale moved to the city, he, Les and Dave saw an opportunity to join forces and establish their presence in the Edmonton market. Their focus on energy efficiency and their ability to build it better set them apart. Les took the lead on marketing and sales, while Dale and Dave were busy building. Behind the scenes they were always looking for innovative ways to improve on the status quo.
In 2008 they received environmental awards for the Mackenzie home, and in 2012 the Belgravia Green Net Zero energy project gained the company further exposure—winning local, provincial and national awards. This led to further involvement in the net zero movement, with Dale as a member of the Canadian Home Building Association Net Zero Energy Housing Council. This forum allows Effect to share knowledge with other builders and Canadians.
Effect’s commitment to energy efficiency and using better building materials caught the attention of Mike Holmes, and was the catalyst for the strong relationship with the Holmes Approved Homes program.
The company grew, and some key leaders joined the team in 2010 who are instrumental to our success. Sydney Bond’s aptitude and dedication lead her to her current role as General Manager. Using his technical knowledge and team management skills, Dominic Emmelkamp guides the team through complex projects, with Will Berger supervising the sites, and Nick Harrington leading the on site crews.
Now, business continues to evolve with a recent move to a new office that showcases the company’s dedication to innovation and energy efficiency. This office is completely off the electrical grid and generates all it’s own heat and electricity on site.
Site Supervisor/Warranty Coordinator
Will Berger is Site Supervisor and Warranty Coordinator for Effect. With over 22 years of experience in construction as a Red Seal carpenter, Will works to ensure each job site is safe, moves smoothly and solves problems as they arise. As the Warranty Coordinator, Will’s unparalleled people skills are seen as he works to address and solve any concerns our clients may have. Having started in construction at the age of 16, Will has grown to become passionate about building quality homes.
Sydney Bond is General Manager for Effect. With over a decade of experience in custom residential construction, Sydney works with the team at Effect to ensure that every client’s experience is exceptional, from the moment they walk through Effect’s door to the day they receive the keys to their new home. She continuously looks for ways to improve on our craft, and takes great pride in setting an example for our industry.
Sydney is currently serving as President for the Canadian Home Builders Association-Edmonton Region, spending time advocating for residential construction, and promoting quality and sustainable infill in Edmonton. Sydney is also an instructor at the University of Alberta, teaching building construction to students in the Residential Interiors program. When she is not working, advocating or teaching, Sydney is usually inventing a new recipe in the kitchen or having a pint at a local taproom.
As a Project Manager for Effect, Dave is responsible for making projects continue run seamlessly and effectively. As one of the founding members of Effect, and with over 17 years of experience as a Red Seal carpenter in construction, Dave works to see that clients, contractors and our team work together to create exceptional homes that everyone can be incredibly proud of. When he’s not in the office working on the latest project, he can be found biking all over the province.
Kurtis Brown is an Apprentice Carpenter with Effect. He can be found onsite assisting the carpenters, as well as providing interesting facts. An excellent addition to our team, Kurtis is curious by nature and always interested in learning more about construction. Outside of the job site, Kurtis is a passionate cook, and enjoys camping and all of the outdoor activities that come with it.
Dominic is Project Manager for Effect. As a Red Seal carpenter with over 15 years of experience in construction—and 13 of those in custom residential, Dominic works to manage each project in order to exceed client’s expectations. With an intense interest in energy efficient and alternative building structures, Dominic is continually learning and applying new skills to his role. Outside of work and working towards his Blue Seal in carpentry, Dominic enjoys camping, travelling, and trying any new local beer he can find.
Zach is an Apprentice Carpenter with Effect. An impressive 4.0 GPA in the NAIT Millwork and Carpentry Program and a Bachelor of Art in Anthropology make him an engaging team member to be around. His solid work ethic, safe work practices and enthusiasm are contagious. Most of all it is his passion he puts into everything that defines who he is. When not at work he can be found crafting handmade wooden objects with a smile on his face.
Reuben Noot is an Apprentice Carpenter with Effect and is nearing the completion of the Architectural Technology diploma at NAIT. Residential construction and design have always been his interest. He loves working with a team to reach creative solutions and challenging obstacles on a daily basis. He assists the carpenters onsite and is always looking for opportunities to learn and grow his skills. Reuben is looking forward to continuing his apprenticeship training and finishing his Architectural Technology diploma. Off the job site, Reuben enjoys riding bikes in the mountains of his hometown of Abbotsford BC.
Nick Harrington is a Lead Carpenter for Effect. As an experienced Red Seal carpenter with an exceptional eye for detail, Nick takes enormous pride and care to build each house to the standard our clients have come to expect. During his last 10 years with Effect, Nick has had the opportunity to build some very interesting projects, both big and small. Nick’s ingenuity and skill aren’t just for carpentry- he can also start a fire without matches!
Ana has a warm, welcoming personality. Our guests are greeted by her smiling face and cheerful voice. In addition to her positive aura, she has 10 years of administrative experience, is detail oriented and very organized. Her passion for innovative design and architecture drew her to Effect. She loves working on a team that combines good design with sustainable building practices and is a wonderful fit for the team.
A Red Seal Carpenter with 30 years of building experience, Dale is one of the founding members of Effect Home Builders. Responsible for Business Development, Dale is dedicated to upholding high standards in the finish and performance of the homes he helps build. As a member of the national Net Zero Energy Housing Council within the Canadian Home Builders Association, Dale is passionate about the benefits of a high performing home for clients looking for quality, comfort, utility savings and a reduced environmental impact. When Dale is not researching the next building innovation, he is likely travelling to Vancouver Island with the family.
Dyson Roy is a Lead Carpenter for Effect. Graduating as a Red Seal carpenter from NAIT, Dyson has worked as a carpenter since 2012. He demonstrates the qualities of a quintessential team player with his focus on teamwork, quality and safety. Dyson also graduated with a Construction Engineering Technology Diploma at NAIT, making the Dean’s Honour Roll in every semester. When not using his creativity and problem solving abilities at work, Dyson can be found playing hockey, coaching hockey, supporting MADD, contributing to Habitat for Humanity and playing concerts with his band.
Sales and Marketing Manager
As the Sales and Marketing Manager for Effect, Les is inspired to make a difference in communities and the environment, and his satisfaction comes from making home owners’ dreams a reality. As one of the founding members of Effect Home Builders, Les is dedicated to helping clients understand the building process and leaving a lasting, positive impact on their lives.
Valedictorian of his graduating high school class, Les went on to receive a Bachelor of Commerce Degree with Distinction from the University of Alberta and has received several industry related awards for his work. He looks forward to continuous improvement across the building industry as a whole.
