The Plan

When the owners had an opportunity to build a new home in the Highlands neighbourhood in which one of them had grown up, and actually on the same lot, the decision was an easy one. They wanted a home that while being modern and with up to date energy efficient features, would still fit into the neighbourhood aesthetic. They also wanted to create a home that if the need arose in the future could be adapted to multigenerational living.

The neighbourhood is on the river valley and is home to an active and energetic community. Knowing their build would be much larger than the existing 900-square-foot bungalow, the owners wanted to be sensitive to any concerns their neighbours may have, so we worked with an architect to create a West Coast-inspired design that wouldn’t seem out of place in a mature neighborhood. One of their goals was also to have patio areas which would have easy access to the interior of the home for entertaining indoors. We planned on using materials that would be durable and low maintenance but equip the home with available technologies to create an environmentally conscious home with reduced operating costs.

The Build

The contemporary exterior of the home is acrylic grey stucco with natural wood detailing which sets the tone for the interior of the home both in terms of colour and materials since the home includes many lovely wood features; for example, maple engineered hardwood, a walnut veneer console in the living room and dark wooden cabinetry in the kitchen. There is a stone slate feature wall in the living room with the same stone slate also being found on the surround around the living room fireplace. All of those features echo the first impression of the exterior of the home. As sometimes happens, the original plan needed to be revised when the owners decided that the large central spiral staircase originally contemplated might pose a safety risk for their children, so the owners came to us proposing a significant change.

Although some things are difficult to change once construction has started, we always look for ways to respond to issues raised by an owner as construction proceeds and in this case were able to collaborate with the owners to relocate the stairs and address their concerns. The home has front and back patios which link the house to the mature neighbourhood landscape and flow into the interior of the home for entertaining. Numerous floor-to-ceiling windows draw in large amounts of light, filling the adjacent rooms and also provide beautiful views of the surrounding trees. Providing future flexibility, the basement has a bedroom, sitting are and small kitchen which can be used for family or friends. In addition, those wanting to stay in shape can use the full gym also located in the raised basement.

We have now been in our home for just over 6 months, and we could not be happier. The quality and workmanship are evident to us and everyone who has come to our home. Although we plan for this to be our forever home, if in the future we decide to build again, we would definitely choose Effect Home Builders.
