Elegant and airy, the Littlehorn home makes practical use of a smaller area without compromising on detail and charm.

The Plan

On a smaller lot, we needed to lay out an 1,800 square foot home in a way that didn’t feel cramped. Through careful planning, we were able to design a floorplan that met the needs of the owners, while maintaining a modest footprint. Each room of the home was carefully designed so that each individual space was utilized to its maximum potential. In other words, this home has no wasted space!

Effect Homes has been known for many years for its commitment to environmental sustainability in construction, and these owners wanted to explore everything we had to offer. One of the owners is an avid cook, making frequent use of produce from her own garden, so special features were incorporated into our plans to make sure this environmental warrior’s lifestyle could be simplified with a dream kitchen and a root cellar which would enable her to store and preserve her backyard bounty.

The Build

This two-storey home packs a lot inside its 1,800 square feet. Custom cabinetry can be found throughout Littlehorn, making the best use of space in every room. A high-efficiency wood-burning fireplace on the main floor can provide ample heat during Edmonton’s winter months. A Juliet balcony on the second floor provides a place for the homeowners to sip mojitos and connect with their neighbourhood. The garden suite located above the garage in the backyard provides independent space for tenants with all the benefits of the wonderful neighbourhood. The home includes a root-cellar with direct access to the backyard which allows the gardener in the family to preserve her harvest well into the winter.

Littlehorns size hides some impressive strengths. The building envelope is constructed with 12-inch-thick walls, packed with almost 3 times the insulation of a standard home. Additional insulation can also be found under the basement slab and in the attic. High performance triple pane windows add to the efficiency while filling the home with natural light.

Chef’s kitchen

This small but functional kitchen is a chef’s dream. A tiered countertop in the island was installed specifically for baking and canning. Every drawer and cupboard was designed to hold specific items such as sheets, heavy appliances and spices. The soft blue island and tile backsplash were hand-chosen for the owners as it is their favourite colour!
