Infill homes are transforming Edmonton’s urban fabric, bringing a new dynamism to older areas, spurring local amenities and infrastructure improvements, rejuvenating streetscapes, supporting local businesses, and enhancing community engagement.

Have you strolled through the heart of Edmonton’s old neighbourhoods recently? There’s something uniquely special about these communities. Every street has its vibe. Every house tells a story. Community centres and green spaces. Mature trees and all the essentials within walking distance. It’s where history meets today’s hustle and bustle.

But how do you snag your slice of this charm without ending up in a dated fixer-upper?

Imagine waking up in a modern, energy-efficient home, steps away from the bustling cafes, lush parks, and the rich, cultural tapestry these storied streets offer.

This is what the infill home movement is about—your dream home in the heart of Edmonton’s most desirable communities.

When you choose an infill home, you’re a part of a community with history, character, and a heart. It’s a blend of the best of both worlds – the charm of old neighbourhoods with your style’s fresh, modern touch. Infill living hosts dinner parties in a sleek, open-plan kitchen or enjoys quiet mornings in a serene, sunlit living room.

But it’s not just about aesthetics. It’s about convenience, quality of life and the chance to enjoy a more sustainable lifestyle. Living in Edmonton’s most coveted neighbourhoods means shorter commutes, more time with family, and instant access to local amenities.

It’s about giving your kids the experience of walking to school with their friends, playing in local parks, and a sense of community that only these areas can offer.

Edmonton’s Infill Revolution

The City of Edmonton, and organizations such as Infill Edmonton, YEGGardenSuites, and the City of Edmonton, has been a strong proponent of infill development, encouraging infill projects to use existing infrastructure efficiently and grow sustainably.

This approach aligns with the city’s goals of reducing urban sprawl and preserving green spaces. By opting for infill construction, Edmontonians choose a lifestyle and support a city-wide vision for sustainable urban development.

New homes built to be energy-efficient further the city’s commitment to reducing its carbon footprint. These homes are often designed with cutting-edge green technologies, incorporating features like solar panels and advanced insulation, aligning with Edmonton’s environmental initiatives.

Infill living creates denser, more vibrant communities, reducing the need for long commutes and fostering a more walkable city. It’s about taking the legacy of Edmonton’s past and weaving it into the fabric of its future – a future that’s green, connected, and steeped in community values.

From cozy 450-square-foot garden suites to 3,500-square-foot luxury abodes, these homes are priced to accommodate a diverse range of budgets and lifestyles, typically from $350,000 to $2 million and up.

One of the most popular and accessible options is the Garden Suite. These compact, efficient homes are an excellent way to enter the infill market.

Urban Living Innovators

“We first contacted Effect Home Builders more than 10 years ago to build our home. We brought them a custom design based around insulated concrete forms and they enthusiastically took on our infill project. We approached them again when we decided to replace our garage. They worked with us collaboratively from start to finish on both projects, including the installation of a solar array on the garage. The house is energy efficient and we’re enjoying the change in our utility costs. More than that, the finished look of both buildings is wonderful. Thank you, Effect, for all the hard work and attention to detail”.

These tiny powerhouses of living space offer the unique charm of tiny home living without the usual hassles.

Compact Living, Big Impact

Tiny homes are experiencing a resurgence, the darlings of social media and the focus of new reality shows celebrating the virtues of living small. This trend highlights a growing fascination with minimalist living, showcasing how compact spaces can offer a blend of style, efficiency, and simplicity.

Unlike typical tiny homes, garden suites offer significant stability, convenience and versatility upgrades. Garden suites combine the charm and efficiency of tiny home living with the added benefits of space, luxury, stability, and comfort, making them an ideal choice for those looking to downsize without downgrading their lifestyle.

Whether it’s a cozy rental property, downsizing opportunity or guest accommodations, garden suites cater to diverse needs with style and efficiency.

When you choose a garden suite, you’re investing in a trendy, compact living space and securing a piece of real estate with all the perks of traditional homeownership.

Infill Garden Suite Home in Edmonton

Cost of Garden Suites in Edmonton

Effect Homes’ Garden Suites typically range from 400 to 1100 square feet, with costs starting from $300,000 to $450,000.

This price range reflects the cost of construction and customization in established neighbourhoods, exclusive of the cost of land. It considers design complexity, materials, and integration with existing infrastructure.

It’s easy to assume that a smaller footprint automatically means lower costs. However, designing compact spaces with maximum functionality can involve complex planning and premium materials.

It’s important to consider that a garden suite, despite its size, remains a fully functioning home, often with the added convenience of an attached garage. This balance between space efficiency and functionality helps optimize the economy of scale, allowing homeowners to make the most of their investment without sacrificing quality.

Rather than compromising quality, sustainability, and customization, opting for a Garden Suite is an excellent choice. Every inch of these thoughtfully designed layouts showcases how small spaces can be highly functional and stylish.

Garden Suite Perks

Urban Charm: Ideal for city living with a personal touch.

Sustainable: A smaller footprint means less energy consumption, reducing your environmental impact and saving you on utility costs.

Cost-Effective: Affordable entry into custom-designed living.

Rental Income: Opportunity for generating additional revenue.

Land and Utilities: Build on an existing lot with established utility connections.

Adaptable: Easily customized to accommodate growing kids who still need living space into their early adult years, aging parents, future planning, studio or recreation space, and all sorts of combinations throughout the lifespan of the building.

Versatile: Garden suites check all the boxes for those looking to downsize, start their homeownership journey, or create a rental space.

Garden Suite Cons

Space Limitations: Smaller living areas compared to more spacious residences.

Privacy Concerns: Close proximity to the main house may affect privacy.

Limited Amenities: Garden suites may lack some features and amenities found in larger homes.

Resale Value: The market for garden suites can be more niche, potentially affecting resale.

Design Challenges: Compact space requires efficient and creative use of every square inch. Conversely, limited space encourages efficient and creative use of space, turning every constraint into an opportunity for innovation.

Embracing Sustainability

We understand that garden suites come with challenges, but at Effect Homes, we see every constraint as an opportunity to create and innovate, turning these potential cons into advantages.

We prioritize space efficiency, ensuring each garden suite is a model of comfort and functionality. Meticulous layout planning, landscaping and architectural elements address privacy concerns and create distinct, private spaces for homeowners.

Despite their compact nature, our garden suites have all the essential modern amenities, emphasizing quality and convenience.

When it comes to resale, our garden suites stand out in the niche market due to their timeless design and superior construction, ensuring they remain a desirable and valuable asset.

Littlehorn Garden Suite: Compact Luxury with Eco-Friendly Design

Living smaller doesn’t mean sacrificing quality or comfort.

The Littlehorn Garden Suite, completed in 2017, epitomizes Effect Homes’ expertise in creating space-efficient designs that maintain style and functionality. This 504-square-foot suite, perched elegantly above a two-car garage, showcases our ability to transform limited square footage into a stylish and highly functional living space.

Multifunctional Design for Modern Living

Designed with versatility in mind, this infill garden suite excels in adapting to various needs and is fully customizable to how you want to live.

The owners sought to capitalize on the investment opportunity of a garden suite while preserving their privacy. The over-the-garage layout separates from the main house, ensuring privacy and independence for homeowners and renters.

The suite features a full kitchen, bathroom, and laundry facilities seamlessly integrated into the design.

Spaces are multi-functional, with areas that can serve as a home office or guest room. Ample windows ensure a bright, welcoming environment, negating any small space feel.

Littlehorn boasts increased insulation and triple-pane argon gas-filled windows, epitomizing energy-smart design. Long-lasting materials mean reduced upkeep and a sustainable income property for owners. Solar panels power the suite and contribute to powering two electric vehicles.

This suite exceeds the client’s needs and goals. It serves as an ideal rental space that also offers the potential for future downsizing. It’s a blueprint for future-focused, sustainable living in Edmonton’s established neighbourhoods.

Bungalows

Comfort, Accessibility and Connection to the Outdoors
1400-1700 Square Feet
Starting at $700,000 - $1 Million

Bungalows are a step above the garden suite, offering more options comfort, accessibility, and sustainability. Effect Homes bungalows, known for their spacious and elegant design, provide an exceptional infill living experience. They combine comfort, cutting-edge design and practicality in a build form ideal for accessibility.

Available in single-storey and storey-and-a-half configurations, these bungalows are a significant step up from garden suites, offering more room to live and entertain.

Versatility Meets Accessibility

These bungalows are perfect for those anticipating future mobility needs for themselves or their guests. They cater to homeowners who seek an elegant and accessible home that can effortlessly accommodate life’s changing circumstances, such as temporary ailments or long-term mobility considerations.

The design of these homes ensures that even a temporary setback like a broken leg won’t disrupt the comfort of home life, offering features like step-free entryways, wide doorways, accessible bathrooms and spacious, open-plan designs ideal for easy mobility.

Plus, these bungalows provide even more versatility with the option to include basements. Basements can be converted for personal use to be occupied by growing kids, live-in care, or even future rental income, making these homes adaptable for any stage of life.

Expertly Crafted for Modern Living

Effect Homes ensures each home is a masterpiece of comfort, functionality, and sustainability.

Our meticulous approach to every detail, from house orientation to lot placement, results in living spaces that are aesthetically pleasing, highly functional, and environmentally responsible.

Luxury seamlessly integrates with accessibility, complemented by spacious, open layouts. Homeowners can indulge in elevated features such as concrete flooring and in-floor heating, enhancing the luxurious feel of these homes while contributing to energy efficiency.

The concrete flooring acts as thermal mass, effectively storing heat and releasing it slowly to maintain a comfortable temperature indoors.

Combined with strategically designed windows and natural light, these homes can also harness solar heat gain, reducing the reliance on conventional heating systems and lowering utility costs. A marriage of luxury and sustainability makes every day in these homes comfortable and environmentally friendly.

Extensive customization allows homeowners to personalize their space with their choice of interior finishes and sustainable features, maximizing the layout and floorplan for how they want to live.

Embracing Sustainability

Our bungalows are thoughtfully designed to minimize energy usage while maximizing comfort and style. The bungalow form lends itself well to a net-zero efficiency goal, generating as much energy as the home consumes over the year, combining energy-saving features with renewable energy systems like solar power.

With bungalows, a more significant percentage of heated space falls underground, where surrounding soil helps to insulate the building. A larger roof area by volume gives ample space for PV panel installation (solar power).

These efficiency improvements reduce the home’s environmental footprint and offer significant financial savings over time.

Cost of Infill Bungalows in Edmonton:

Starting at $700,000 to $1 million and spanning 1400-1700 square feet, Effect Homes’ bungalows are designed for those who value long-term, accessible living without compromising style and space.

Bungalow Perks

Spacious and Luxurious: Generous living spaces with high-quality finishes.

Customizable: Fully tailored to fit personal style and future needs.

Accessibility Focused: Thoughtfully tailored for ease of movement, wider doorways and hallways, step-free entryways, and seamless access to the surrounding environment, catering to diverse mobility needs.

Sustainable Living: Options for energy-efficient features and solar panels. Net-zero living is more easily in reach compared to larger, two-storey buildings.

Long-Term Value: Designed to suit changing needs, enhancing future resale potential.

Bungalow Cons

A more significant investment than smaller infill options such as garden suites.

A larger footprint requires more land, which can be scarce in urban areas.

Single-level homes may contrast with the existing architectural style of some neighbourhoods.

In choosing an Effect bungalow, you’re selecting a high-quality, luxurious living space that reflects your values. The larger footprint is expertly managed to blend with the neighbourhood, enhancing community character.

Our innovative designs and building practices minimize maintenance, and our bungalows complement the existing urban fabric, adding to the diversity and vibrancy of Edmonton’s established communities.

The Idylwylde Model: Pioneering Accessible Luxury Living

2020’s Idylwylde Net Zero bungalow is a testament to Effect Homes’ commitment to innovative, sustainable, and accessible design.

This 1272-square-foot bungalow was recognized for its outstanding design and energy efficiency. It has received awards and certifications, including the 2021 CHBA Edmonton Finalist for Best Infill Under 2000 sq ft and the 2020 Energy Efficiency Award from Bild Alberta.

It is also a Certified Net Zero and Built Green Platinum home.

Prioritizing Accessibility and Sustainability

Clear priorities drove the Idylwylde project: create a Net Zero energy home that is self-sufficient in its energy needs and harmoniously integrates personal lifestyle choices. The result is a dwelling that generates clean solar energy to power the house and two electric cars, embodying the homeowners’ artistic flair.

We infused the homeowners’ creative personality into every aspect of the design. The stained glass barn door, designed by a local artist, adds a deeply personal touch to the home.

Built to be fully wheelchair accessible, Idylwylde features zero-threshold entrances and a basement designed for a future stair lift, ensuring every corner of the home remains accessible. The layout is generous and open, accommodating easy movement throughout the residence.

The Idylwylde bungalow incorporates universal design principles, ensuring that every element of the home is accessible to people of all ages and abilities. From lever-style door handles to wider doorways, these subtle yet essential features make daily living more manageable for everyone.

The bathroom has a barrier-free shower, eliminating the need to step over a bathtub ledge. This design feature enhances safety and accessibility for individuals with mobility challenges.

The choice of materials throughout the home reflects low maintenance and durability. This consideration reduces the need for ongoing upkeep, making it an ideal home for those looking to age in place comfortably.

To maximize solar gain, south-facing windows grace the bungalow, while copper-brown acid-stained concrete floors absorb and radiate solar energy, significantly contributing to home heating.

Achieving Net Zero status required meticulous attention to insulation and air-tightness of the building envelope. This commitment to energy efficiency seamlessly blends with aesthetic considerations, like the vaulted ceiling and expansive windows that flood the space with natural light, creating an inviting and open atmosphere.

The home’s solar array, consisting of 52 photovoltaic modules, is ingeniously integrated into the house and garage–a fusion of technology and architecture. Adding high-capacity electric car chargers in the garage enhances the convenience of a modern lifestyle, reflecting the home’s sustainability ethos.

With the Idylwylde Net Zero Bungalow, Effect Homes has crafted a future vision. This home is as energy-efficient as it is beautiful, proving that luxury and sustainability coexist beautifully.

“We’ve been in our wonderful home for about 18 months now. Effect Homes have done a truly incredible job building our very unique home. They were involved with our architects from day one to make the vision come alive. The work was professional and meticulous at every step. The quality is second to none. I can’t say enough about the integrity and commitment of everyone involved, from the owners of the company to everyone that set foot in our home from beginning to end. Effect truly cares about their work. The house is magnificent! And probably one of the most energy efficient in Edmonton.”

Effect Homes’ approach to sustainability in our two-storey infill homes is comprehensive and forward-thinking. While Net Zero efficiency remains a standout option, our focus extends to a broad spectrum of eco-friendly innovations, from advanced building envelopes to eco-friendly materials.

The heart of our approach lies in energy efficiency, a critical component of sustainable living. We incorporate various building performance techniques to achieve client-specific efficiency goals, such as superior insulation, triple-pane windows, and tight building envelopes to drastically reduce heat loss, ensuring a consistent, comfortable indoor climate throughout the year.

We emphasize creating a healthy home environment, incorporating superior air quality and non-toxic materials. Advanced building envelope and insulation construction techniques ensure high energy efficiency, creating a comfortable and sustainable living space.

Solar panels are another option, offering homeowners a clean, renewable energy source that cuts utility bills and lessens the home’s environmental impact.

Our commitment to sustainability extends to the materials we use. We have the flexibility to consider options such as eco-friendly paints and finishes to reclaimed or locally sourced materials.

Our focus remains on achieving durability, environmental responsibility and maintaining in-home health.

Cost of Two-Storey Infill Homes in Edmonton

With prices starting between $900,000 and $1.2 million and ranging from 1800-2500 square feet, these homes are tailored to the unique desires of each homeowner.

Far from the one-size-fits-all approach, each house is a distinct reflection of individual taste and lifestyle, offering a perfect canvas for personal expression and practical living.

Two-Storey Home Perks

Customizable Design: Tailor every aspect of your home to your taste and lifestyle.

Versatile Living Spaces: Adapt and transform rooms as your family’s needs evolve.

Sustainable Options: Choose from eco-friendly features for a greener living experience.

Elegant and Practical: Balance aesthetic appeal with practicality, ensuring optimal use of space.

Healthy Home Environment: Prioritize superior air quality and non-toxic materials for a more health conscious living space.

Two-Storey Home Cons

Neighborhood Integration and Massing: Two-storey homes may differ significantly in size and style from neighbouring properties, potentially impacting the overall aesthetics of the neighbourhood.

Increased Size and Maintenance Costs: Larger homes can lead to higher initial material costs and ongoing maintenance expenses, including cleaning and upkeep.

Reduced Accessibility: Multiple stories may pose accessibility challenges.

Mechanical Complexity: Managing airflow and minimizing sound transfer between floors can be more complex and may require specialized solutions.

Two-storey homes have a more compact footprint and are engineered to utilize the same foundation and roof across two floors, making them more cost-effective per square foot than bungalows. By building upwards rather than outwards, these residences optimize land use.

These buildings are constructed to blend seamlessly with the neighbourhood, enhancing community character and adding to Edmonton’s urban fabric.

Careful planning ensures the larger footprint’s long-term value and environmental efficiency, making these homes an excellent investment for the future.

Maintenance Considerations: While built with high-quality materials, larger homes may still require more maintenance.

Energy Management: Larger spaces can present challenges in energy efficiency despite sustainable features.

Community Fit: Careful design is needed to ensure the home complements the neighbourhood’s architectural style.

Complex Construction Process: Building such elaborate homes can involve intricate planning and navigating more complex regulations.

Longer Build Time: The customization and attention to detail can result in longer construction timelines.

Environmental Footprint: Larger homes inherently have a bigger ecological footprint, even with eco-friendly features.

The Skyline Home: Merging Structural Strength with Elevated Living

The Skyline Home, completed in 2016, exemplifies Effect Homes’ prowess in constructing luxury homes that blend strength with sophistication. Occupying 4,655 square feet, this home was recognized on the cover of Best Home Magazine, the pinnacle of architectural innovation and high-end living.

The homeowner envisioned a contemporary two-storey residence that exuded solidity and warmth. Positioned on the crest of a ravine, the design aimed to incorporate the natural beauty of its surroundings while ensuring structural resilience.

Key elements included a fortress-like exterior, a warm and inviting interior, and unobstructed ravine views.

In line with Effect Homes’ commitment to sustainable living, the Skyline home incorporates energy-efficient windows and a building envelope designed for elevated energy efficiency, reducing the environmental footprint while improving indoor comfort.

The Skyline Home represents a harmonious blend of structural strength, aesthetic beauty, and environmental consideration, setting a new standard in luxury home design.

Building Challenges and Solutions

Effect Homes rose to the challenge of constructing a home that complements its unique environment with a natural, fluid integration. Critical steps included:

Enhanced Structural Integrity: The home’s foundation and structural elements were reinforced with additional concrete, framing, and insulation. Precise soil testing ensured safe positioning, which was essential given the home’s location at the ravine’s edge.

In addition to concrete walls from footings to roof, the roof itself and floors are also constructed with structural concrete. This makes the home extremely solid, durable, quiet and much more resistant to fire or extreme weather.

Reinforced Retaining Wall: To address geotechnical challenges, a robust retaining wall was engineered. This wall provided stability and a level backyard with direct ravine access. The concrete balcony spanning the house’s back integrates seamlessly with the retaining wall.

Maximizing Natural Views: To capitalize on the site’s vantage point, floor-to-ceiling windows and patio doors were installed, offering panoramic views and blending indoor and outdoor living spaces.

Open-Riser Staircase: A carefully designed staircase with open risers and wide treads is strategically placed before a large window. This design choice maintains the open plan of the kitchen and dining area while creating an illusion of floating within the surrounding view.

Hydronic Heating and Cooling: The home features an innovative heating and cooling system using pipes in the insulated concrete floor, complemented by a fresh air ventilation system, ensuring year-round comfort.

Harmonizing with Nature: We balanced the home’s tough exterior with interior warmth, emphasizing the natural surroundings and creating a serene and comfortable living space. In line with Effect Homes’ commitment to sustainable living, the Skyline home incorporates energy-efficient windows and a building envelope designed for elevated energy efficiency, reducing the environmental footprint.

Tesla Charger and Vehicle Lift: The garage has a Tesla car charger and a 9000-pound vehicle lift, grounded with a durable, moisture-resistant floor coati

Unparalleled Quality

“Always a pleasure to see the care, attention, and advanced building processes Effect brings to new construction and renovations in Edmonton. The most impressive part about this company to me is how the founders genuinely walk the walk in all they do at work and at home themselves based on the company values and mission. Where To Build Your Infill Home

The neighbourhood choice for your new infill home requires careful consideration. Glenora, Westmount, and Bonnie Doon stand out in the city’s heart for their mature community charm and central location. These areas are favoured for their blend of traditional community feel and access to city amenities.

In contrast, emerging neighbourhoods such as Ritchie and King Edward Park are becoming increasingly popular. These areas offer a blend of affordability and evolving community dynamics, making them attractive for new infill projects.

Financial considerations also play a significant role in the decision-making process. When financing your home, It’s essential to align the cost of your new home with the average pricing in your chosen neighbourhood. Building a home that significantly outprices the average in the area can impact its future resale value.

Despite this, many homeowners prioritize their connection to a particular community over potential financial gains. They choose neighbourhoods where they have established strong community ties and personal relationships, even if it means potentially lowering the value of their asset in the short term.

Consider your long-term plans when selecting a plot for your infill home. Factors like proximity to schools, workplaces, and local amenities should align with your lifestyle goals and future needs.

Understanding the zoning and regulatory landscape of different areas is also crucial. Edmonton’s neighbourhoods vary in their zoning laws and building regulations, which can impact the design and construction of your infill home.

At Effect Homes, we guide you through these considerations, helping you find the perfect Edmonton neighbourhood that suits your lifestyle, community preferences, and financial goals.
